flatio doen't really work. in one year i receive 3 or 4 requests. it would be nice to have the option to chat with a guest before "having to" accept them.

The platform works great, but the fact that landlords cannot charge energy bills no matter the consumption, even if totally over the top, sometimes leads to absolute crazy bills on long bookings which take from us a big portion of the profits. As a tenant, if you aren't charged no matter the use you make, you don't care, and can even have the heating on with the windows open (I have seen that in my Lisbon's listing unfortunately) It's not sustainable for long bookings. I'm in doubt whether to list my property in Alicante because of the air con bills. The alternative to charge a much higher rent to prevent that, doesn't work either because you simply don't get bookings. Perhaps "bills included up to a certain consumption" would be more sustainable and therefore a good solution.

Flatio couldn't use the fee we paid to find a solution, either a different house within Lisbon center or a hotel, which was not helpful. Also, they didn't tell us (we had to do the research) that the insurance covers extermination, so if on the first day, we complained about it someone had told us straight away to do the extermination and we'd receive money back, we would've solved the issue straight away and not go through the mental stress and constant state of fear of the house at night or fear of cooking in our own home. Their customer service was in continuous communication but they repeatedly said they had to speak with their manager, which was frustrating. I think that, if the house you find on Flatio doesn't have the issues we had, it's a great platform - but that's always going to be a gamble. Flatio should do a better job hand-picking their houses.
